The goal in creating this course is to give you everything you need to know to become a successful real estate investor plus more. I’ve literally pulled everything I could think of from my knowledge bank and research of real estate investing and compiled it into an easy to follow course making the learning process as easy as possible on you.
Once you're done with the course I have action steps for you to complete.
I'd love to see you upload a photo of the first property you purchase as well as photos of homes you go on showings to see the inside of. But first, here are steps to your class project.
Step #1: The first step I want you to take is to brainstorm out a schedule. What does your life currently look like? How do you spend each hour of your day? How will you block time for real estate investing activities? Maybe in the morning you can spend a few hours doing market research and in the evenings spend some time driving neighborhoods.
Step #2: Map out your investment property criteria. What features does a property need to have to make it eligible for you to write an offer. This will help you learn what properties to screen out and not waste more time researching and will filter you a list of ideal properties worth doing additional research and submitting offers on.
Step #3: Create a Zillow account. Zillow will be a free way you can look at what's for sale in your real estate market. Once you sign up for a free account, I want you to practice searching for properties in your target market. Type in your price range, the housing type, and any other features you have in mind for your criteria of what you're looking for to purchase.
Step #4: Contact a real estate agent to ask questions and assist you with showings of homes you want to go see. A realtor can also help you set up a property search in the MLS so you can get alerts of homes for sale in your market.
Step #5: Go look at houses! Touring houses and going on showings with a realtor will educate you further in addition to allowing you to feel out a property if its worth investing in or not.
Step #6: Write offers! Once you've found property that meets your criteria and you've toured it in person, it's time to write an offer and purchase your first investment property!
